Our topic is “How To Sell Your Home or Property in a Post-Pandemic or a Post-Sellers’ Housing Market”. Generally, my discussion points will be relatable and applicable to my area, however, these trends may be regional and national. The Pandemic Housing Market or Sellers’ Market – depending on your area – spanned from the latter part of 2020 to the latter part of 2022. During that time, a home or property could be listed and sold without much time or effort for a premium. Now, the market is changing, and it can be challenging to sell a home or a property. But do not fear, we have experience, knowledge, resources, and guidance for you.

Let me ask: what’s most important and compelling when listing your home or property? It’s Price, Presentation, Marketing, Advertising, and Access. While these principles sound familiar, their focus and formula changes in different markets.

Before we talk about the most obvious and most significant real estate principle – pricing your home – let’s discuss an important caveat in transition or changing markets: is your home relevant, attractive, and compelling? In other words, will your home appeal to the current buyer in the current market? Characteristics of a buyer will change based on their generation, their cultural interests, and their financial means. We’ll talk more about this when we talk about advertising.

Pricing: Price your home according to the current market data, sold comparisons, current market conditions and trends, and financing trends and options.

Presentation: Present your home and your property in its best appearance using HDR photography, 3D virtual tours, 3D virtual sky tours, drone aerial photography, and professional videos. Curate an incredible, meaningful, and intelligent experience of your home for a buyer. Put a smile on your home and captivate the buyer.

Marketing: Present and advertise your home according to the current buyer’s characteristics. Tailor a strategy to meet and exceed your goals.

Advertising: Present and promote your home on the market. Advertise on the internet, multiple listing services, media outlets, social media networks, and utilize strategic publications.

Access: Accommodate the buyer. Be ready to show your home. Accommodate as many showing requests as possible. Provide clear and easy access to the home, garage, and outbuildings.
